What I tell people first
The short version
Ashburn is eastern Loudoun: established neighborhoods, newer construction and a wide range of housing types, with the Silver Line, Route 7 and the Dulles Greenway shaping who buys where. Most of my buyers here are weighing the school assignment as carefully as the house.
Expect competition on anything well-kept under the county median, real HOAs with real rules, and a lot of daily-commute math. I will tell you which streets I would think twice about before you fall for a kitchen.
Before you start looking
Drive the commute
Test the route from the actual address at the hour you would really leave. Access to Route 7, the Greenway and the Silver Line varies by neighborhood.
Confirm the school assignment
Check the current boundary for the specific address with Loudoun County Public Schools. Boundaries change, and this site does not rank schools.
Read the association documents
Age, condition, utilities, dues and restrictions differ from one street to the next. I pull them before you write an offer.
